The Development Services Department administers the planning and development functions of the municipality. This responsibility is carried out in accordance with the Planning Act, its associated regulations and various provincial policy statements, the Town Official Plan and General Zoning By-law.
The Department also undertakes design and contract administration for Town capital works projects. The Department assumed the responsibility of enforcing the Ontario Building Code Act and Regulations with respect to building and structures. Specific responsibilities include:
Planning
processes applications for Official Plan Amendments
processes applications for Zoning By-law Amendments
prepares reports and recommendations to Council on Planning matters
schedule and arrange for notice of public meetings
prepare Official Plan Amendments and Zoning By-law Amendments
monitor planning process
deal with OMB appeals
help resolve planning issues by conveying information, negotiation and mediation
maintains planning files, documents and updates as appropriate
administers Committee of Adjustment including consent (severance) and minor variance applications, recommends conditions and implements decisions
processes and obtains approval for draft plans of subdivision/condominium applications, including preparing consolidated schedule of conditions, notice of decision and the issuance of final draft plan approval
Engineering
prepares and administers subdivision agreements
reviews and approves engineering plans for subdivision servicing
issues final approval of plans of subdivision for registration
monitors subdivision construction and recommends assumption
prepares and administers site plan agreements for commercial, industrial and institutional developments
reviews and approves designs for on-site sewage systems, inspects and issues use permits
administers street address numbering system/911 numbers
undertakes design, tendering and contract administration of capital projects
